Budget 2026 में Finance Minister ने CPSEs के high-value real estate assets को dedicated REITs के ज़रिए retail investors के लिए खोलने का बड़ा ऐलान किया है।
इसका मतलब है कि अब investors बिना सीधे property खरीदे prime office spaces, malls और warehouses जैसे commercial assets में invest कर सकते हैं।
REITs regular rental income provide करते हैं, जिसमें लगभग 6–8% तक का yield मिलने की संभावना रहती है, साथ ही long-term capital appreciation का benefit भी मिलता है।
REITs की एक बड़ी खासियत stock market जैसी liquidity है, जिससे buy-sell आसान हो जाता है। Experts मानते हैं कि REITs medium to long-term investors के लिए portfolio diversification का एक smart option बन सकते हैं, खासकर उन लोगों के लिए जो real estate exposure चाहते हैं लेकिन high capital investment से बचना चाहते हैं।
